The Location

A typical space requirement for the perfect location is between 2,500 and 3,500 square feet which is perfect for a Class A or B strip mall. High traffic retail center is another common with good locations as well as keeping live, work, play communities in mind. Above all, good visibility and parking are paramount.

Neighbors

Ideal neighbors to a Legends franchise would be: big box gyms, home outfitters, premium grocery stores, or other health and fitness centers. It is important to keep surrounding businesses in mind as they help shape the perception of the franchise.

How to Select

The beginning process begins with a meeting with the Newmark Grubb real estate team. With them any prospective franchisor will identify the space, location and budget of the new franchise. From there, the Legends team will assist in completing a pro forma/business plan to determine the maximum occupancy cost. After that, a site analysis will be done and when a location is selected a lease negotiation will begin.

construction steps?

The construction process can often be stressful and hard to manage. We understand this, so we’ve worked hard to make things as easy and turn-key as possible so you can focus on other things.

Planning

The furniture, fixtures, and equipment (FF&E) plan is the functional starting point for design. During this stage, our design team will produce a plan showing how much space will be allotted to each area and how things will be arranged. This process helps you maximize the use of each square foot, increase your return on investment, and ensure your business has a functional flow. The planning phase typically takes 1-2 weeks in total.

Pricing

For the next 1-2 weeks, we’ll prepare detailed estimates for everything your space will require. However, before we can start pricing, we need to know that you love the layout so we will require your signed approval on the FF&E plan to get started.

Manufacturing

During this stage, our craftsmen will be hard at work bringing your branded interior to life. Our production times may
vary so refer to your furniture estimate for current lead times.

Round 4

Shipping

We will contact you to coordinate delivery. You can expect two shipments; one for the lighting, sound system and flooring and the second shipment with all remaining FF&E.

Installation

We offer optional white-glove installation services. The same craftsmen who built the furniture can be there to install it. Our team will be able to complete the installation in as little as 4-6 days.
